The Alagon on Bayshore

LOCATION: 3507 Bayshore Blvd., at Waverly Avenue.

DEVELOPER: Southeast Communities LLC

DESCRIPTION: A 23-story condominium tower with 47 units, fronted with a two-story building with three townhomes. Units will range from 2,730 to 3,125 square feet. Each will have two bedrooms and three bathrooms or three bedrooms and 3 1/2 bathrooms. Each of the four penthouses will have 4,580 square feet with three bedrooms and 4 1/2 bathrooms. The townhomes will have about 4,370 square feet. One will have five bedrooms and 5 1/2 bathrooms. The other two will have three bedrooms and 3 1/2 bathrooms.

PRICE: The 47 units in the high-rise are sold out and went for $600,000 to $2-million. The townhomes are available for $1.85-million to $1.9-million.

AMENITIES: Stone and hardwood floors offered as upgrades, granite counters in kitchens and bathrooms, Roman tubs in bathrooms, 9-foot ceilings, sound insulated floors, fitness center, theater room, billiards room, card room with poker and bridge tables, social room with bar and catering kitchen, heated pool and spa, and two visitor guest suites.

WHAT THEY'RE SAYING: "We offer more customization than anyone else," said Craig McLaughlin of Southeast Communities. "We allow (customers) to move walls around, they can move outlets, we offer extensive upgrades. It makes for happy buyers. We'll have no two homes alike, but at this price point we can afford to do that."

TIMELINE: Construction started in January 2004 and should be finished by the end of the year.
